You may be asking yourself , do I really need a home inspection. I think the best way to answer that is to explain what a home inspection is and to me the best way to explain what a home inspection is , is to explain what it isn't.
A home inspection is not an engineers report, a engineers report involves bringing in several specialists from various trades , and doing some damage to the home ( opening walls, digging holes in the yard ). An engineers report is expensive ( expect to pay over $10,000, and will take several days to complete ).
As a master electrician I was involved with a few of these but only on commercial buildings .
Not only will you have a hard time finding an engineering firm that will do a residential report, but the home owner will most likely not consent to the partial destruction of their home , for a sale that may not go through.

1. Home buyer - It only makes sense that a home buyer obtains the services of a home inspector. A home inspector is an impartial judge to the condition of a home, and has been properly trained to find the signs of hidden defects or problems. Many areas of North America now require a home inspection as a mandatory requirement.
2. Home seller - In todays economy if you have a potential buyer for your home,you can ill afford the deal to go sour because of a few simple defects that you could have easily have had fixed before hand.
3. New home warranty - For those who have purchased a new home , you are well aware that after one year your builder will come and visit you. He or she will ask if there are any remaining issues with the home and then have you sign a piece of paper that releases them from any more repairs to the home. For those of you that are unfamiliar with the construction of a home , this can be a very stressful time.
